بررسی تأثیر تغییر کاربری ابنیه تاریخی در پایداری محیطی؛ نمونه مطالعاتی: سرای کاظمی شهر تهران

چکیده
اهداف: خانه کاظمیان از بناهای تاریخی در شهر تهران می‌باشد؛ که مورد مرمت و به خانه موزه تهران تغییر کاربری داده شده است. در این پژوهش، به ارزیابی و تحلیل میزان پایداری در تغییر کاربری خانه کاظمیان به عنوان نمونه ای از میراث معاصر تغییر کاربری یافته توسط سازمان زیباسازی شهر تهران و شهرداری تهران پرداخته شده است.

روش‌ها: این پژوهش کاربردی و شیوه جمع‌آوری داده‌های آن مطالعات اسنادی و میدانی است. ابتدا به مطالعه و بررسی اصول و شاخص‌های پژوهش پرداخته شده است. سپس جهت تحلیل شاخص‌ها در خانه کاظمیان به مشاهده و مصاحبه با 15 نفر از کارشناسان و متخصصان این حوزه پرداخته شده است.

یافته‌ها: پایداری اجتماعی در سطح بالا به دلیل حفظ و تقویت حس زمان، حس مکان، سرزندگی اجتماعی و تجدید خاطرات جمعی، پایداری کالبدی در سطح بالا، به دلیل تغییرات منعطف و حفظ اصول، ساختار و ارزش‌های تاریخی- فرهنگی بنا، پایداری عملکردی پایین به دلیل تنوع پایین کاربری و فعالیت و تطابق پایین با نیاز ساکنان بافت پیرامونی، پایداری اقتصادی در سطح پایین به دلیل سودآوری اقتصادی پایین و پایداری زیست محیطی در سطح متوسط ارزیابی شده است.

نتیجه‌گیری: می‌توان معیارهایی نظیر تغییر کاربری سازگار در خانه‌های تاریخی با رعایت اصول و فرایند مشخص، توجه به ارزش‌های اجتماعی و فرهنگی بنا، توجه به ارزش‌های زیست محیطی و ارزش‌های بازار و ایجاد رونق اقتصادی مستمر را در ایجاد توسعه پایدار در خانه‌های تاریخی و حرکت در مسیر توسعه پایدار موثر دانست.
